How to Exchange?

The Internal Revenue Code provides for a Tax Deferred Exchange through Section 1031, which typically requires the services of a Qualified Intermediary. Crawford Exchange Services is a Qualified Intermediary for1031 Tax Deferred Like-Kind Exchanges.

A Qualified Intermediary must be an independent person or company unrelated to your real estate agent, attorney, CPA or investment advisor, who has not rendered the taxpayer (i.e. exchanger) any professional service within at least two (2) years of the date of the first phase closing of an exchange … except that a Qualified Intermediary may provide their services as a QI to the taxpayer/exchanger as often as needed with no time limits.

An intermediary converts the sale of one investment property and acquisition of another investment property into a Tax Deferred transaction that conforms to IRC 1031 guidelines.
